Landlord responsibilities

Helping landlords understand their legal duties and responsibilities

We help landlords stay informed and compliant with tenancy laws in the private rental sector.

We don’t offer legal representation, but we can give you clear advice on managing tenancies properly and meeting your responsibilities.

Key areas of support

  • tenancy types – understand your responsibilities under different tenancy agreements, including Assured Shorthold, Assured, and Regulated Tenancies
  • ending a tenancy – follow the correct legal process, including serving Section 21 or Section 8 notices, and getting a court-issued Possession Order if needed.
  • deposit protection – make sure your tenant’s deposit is protected in a government-approved scheme (if it isn’t, there may be legal consequences)
  • legal compliance – get advice on meeting your obligations to avoid issues like unlawful eviction or harassment
  • property standards – you must keep rental homes safe and in good condition (this includes dealing with issues like damp and mould and making sure properties are well heated, ventilated and free from hazards)

Damp and mould

Damp and mould can damage property and affect your tenant’s health. Landlords are usually responsible for fixing the causes such as leaks or poor insulation. You should make sure the home is adequately heated, ventilated and free from structural issues. Tenants are generally expected to manage minor mould and keep the property well aired, as long as the building is in good repair.
