South Yorkshire Fresh Produce and Flower Centre
The centre is a well-established unit development which has been purpose built to provide accommodation for wholesalers of fresh produce. It is within easy access to the A57/A630 Sheffield Parkway and the M1 at Junction 33.
The units are of portal frame construction with roller shutter doors, toilet facilities and loading and parking areas.
Units available circa 1000 sq.ft. (92.9sq.m.) and 6,100 sq.ft (566.69sq.m.) approximately.
Electrical and water supplies are provided to the units. The occupier may install any metered electrical fittings to their own requirements, subject to approval by us. A gas supply can also be connected.
The units are available for wholesales, warehousing and light industrial uses.
Basis of letting
The units are available on lease; the rental is between £7,150 per annum to £43,615 per annum plus service charge, exclusive of rates. The VAT is payable on the rental and service charge.
The service charge will be payable for the costs incurred in the lighting, maintenance, repair and caretaking of the common areas and facilities within the centre. It is apportioned on the basis of gross floor area of each unit relative to the total floor area of the centre held by ourselves.
The ingoing Lessee will be responsible for all costs incurred by ourselves in relation to the letting. The Lessee is responsible for all repairs and decorations to the premises. We will maintain the common parts.
Woodburn Business Centre Workshops
The Woodburn Business Centre is a purpose built site consisting of 27 workshop and office units.
The Centre has excellent transport links, with easy access to the M1 and a tram stop adjacent to the premises.
These are single storey units designed for easy access. Each unit has its own entrance and is individually metered for electricity. Mains supply to the units includes electricity and water. There are separate shared toilet/washing facilities for the workshop users.
Units are licensed on a monthly basis. A month’s Licence charge is required as a bond, which must be paid before occupancy.
A further bond to cover heating provision of £50 is required in respect of the offices.
Payment of monthly charges is to be paid by Standing Order no later than the first day of each month. An administration charge of £150 is also payable on the signing of each lease.
The Licensee shall be responsible for the maintenance and upkeep of the interior of the premises including doors and doorframes, windows and window frames.

Charges for lighting and business rates are not included in the above. Electricity is separately supplied to each individual unit (licensee’s responsibility).
No heating is included in the above.
Communal toilets/washing facilities are situated on the ground floor for use by licensees of workshops.
Carbrook Business Park Units
A well-established purpose-built factory development of 30 units situated between Dunlop Street and Carbrook Hall Road, just off the main Attercliffe Road.
The development is within easy access to junction 34 of the M1 motorway and the Meadowhall Shopping Complex and Retail Park.
The units are of portal steel frame construction with roller shutter doors, toilet facilities and on-site car parking.
Units are available between approximately 48 square metres and 186 square metres (517 square feet to 2002 square feet).
Rent and rateable values
Units are available within the range of £4,000 to £13,500 per year plus service charge, exclusive of rates.
Rateable values are between £4,400 to £11,500 per year.

The prospective tenant will be responsible for internal repairs and decorations. A service charge will be levied to cover the cost of common areas of the site.
We will be responsible for external and structural repairs and external decorations including the roof, walls and main beams, and for all communal drains, rainwater pipes, surface water gullies, access road, hard-standings and landscaped area.
