History

Manor Park is situated south east of the centre of Sheffield. Built as a Council estate in the 1930s, there is an over supply of 2-bedroom houses and a high demand for 3-bedroom houses.
 
A higher proportion of residents in Manor Park have taken up the Right to Buy compared to similar estates such as Wybourn. The tenure pattern has been changed as a result of this, however the area is still 60% Council owned.
 
In spring 2007, all Council homes on Manor Park transferred to a Registered Social Landlord (RSL) called Pennine Housing 2000, through a stock transfer. This brought funding of around £15 million that is being invested in Decent Homes work and improvements to the whole estate.
 
The Manor Park area contains one of Sheffield’s most historical sights: the Manor (known as the Castle), which was the site where Mary Queen of Scots was imprisoned in Elizabethan times. The remains of this building are an important landmark along Manor Lane.

Masterplanning

In 2005 LDA Designs were commissioned to a produce a ‘masterplan’ for the Arbourthorne, Wybourn and Manor Park areas. This project was funded by Transform South Yorkshire, and looked at ways of improving the area to make it a better place to live.
 
For Manor Park, they key recommendations were:
 
  • Selective redevelopment to provide quality housing and broaden the mix of housing types in the Manor Park area.
  • Redevelopment of the cleared sites on Seaton Crescent and Manor Lane
  • Improvement to retained housing stock
  • Environmental improvements
  • Investment in parks

‘Pennine Village’

The ‘Pennine Village’ site runs adjacent to Manor Lane and Manor Park Avenue, fronting onto the historical Manor Castle. As a ‘Silver' standard site, the Council requires a redevelopment of a high quality, which is designed to respect the historical lodge and surrounding conservation area. This will bring a distinctive identity and new housing choice to the Manor Park area.
 
The redevelopment is likely to provide around 145 new mixed-tenure homes. The majority of units will be for private sale; however there will also be some ‘affordable’ homes on the site. 
 
Currently, the Council are working towards selecting a developer to deliver the scheme.
 
 

Seaton Crescent

The Council are currently working with preferred developer South Yorkshire Housing Association  (SYHA) to build 48 new homes for market sale on the development site off Seaton Crescent. The site will consist of predominantly family accommodation, however there will also be a small number of 2-bed houses and apartments available.
 
Redevelopment will take place in two phases. 14 houses will be built in the first phase, and  28 houses and 6 apartments in the second phase.
 
The Planning Application for the Seaton development has been submitted to the Council's Planning department. If you would like to view and/or comment on the planning applications, please access the SCC Planning Applications Portal and enter the following reference numbers, which are 08/04839/FUL for Phase 1 and 08/04848/FUL for Phase 2.
 
SYHA plan to hold a consultation event for the local community at the end of November, to present details of the planning application and to give residents a chance to comment.
