Manor Site 8 Development

Manor Site 8
Manor Site 8 is the first of a number of potential residential sites on the Manor to be developed out. Located between Queen Mary Road and Fretson Road the site extends to some 2.9 hectares, sitting on high ground which slopes significantly to the north east.

Vision
The vision for Manor Site 8 is to transform an area of former Council housing into a private for sale development, including affordable homes for sale. The quality of the architectural and urban design will be of such a standard as to make this site suitable as a benchmark for further developments in the area.

The new development should:
  • Increase the range of housing choice and quality locally
  • Strengthen a stable, mixed tenure area in the wider market
  • Raise values and attract new residents to the area
  • Set a benchmark for future housing in the City in terms of innovation, design quality and environmental performance.
  • Evidence the wider regeneration impacts and legacy that can be achieved by the  new development.

Quality Standards
As a benchmark development, Manor Site 8 will incorporate the following quality standards:

  • 25% affordable units
  • Building for Life Silver Standard
  • EcoHomes Very Good
  • Lifetime and Mobility Homes
  • Secured By Design principles throughout the site
  • Showcase for Environmental Sustainability

On 22nd November 2006, cabinet approved the sale of Manor 8 to Lovell Partnerships Ltd of the large Developer Panel as a site for the construction of housing.
