Arbourthorne
History
The Arbourthorne estate was built in the 1930s and has the feel of a monolithic inter-war Council estate. In the 1960s some flats and non-traditional Finnegan (5M) flat-roofed houses were built, which added to the housing mix on the estate.
There is an over-provision of 2-bed housing - 81% of properties on the estate are 2-beds - which has caused relatively high demand for 3-bed properties in the area.
The estate is benefiting from over £70 million of public investment, through Decent Homes work and HMR (Housing Market Renewal) funding.
Masterplanning
In 2005 LDA Designs were commissioned to a produce a ‘masterplan’ for the Arbourthorne, Wybourn and Manor Park areas. This project was funded by Transform South Yorkshire, and looked at ways of improving the area to make it a better place to live.
For Arbourthorne, they key recommendations were:
- Relocation of the doctor's surgery on Northern Avenue to the corner of Errington Road and East Bank Road
- Selective redevelopment to provide higher quality housing and broaden the mix of housing types
- Environmental and streetscape improvements
- Investment in the ‘park’ – to be known as Arbourthorne Fields
Doctor’s Surgery Site- Errington Road
On October 24 2007, Cabinet approved a scheme to move the doctor's surgery on Northern Avenue to a larger site on Errington Road. This move will significantly improve health facilities in the area, as well as enhancing the image of the neighbourhood through a 'landmark' building.
To make room for the doctor's surgery, 45 T-Types flats have been declared for demolition. The rehousing process for affected residents in these properties is nearly complete.
When all residents have been rehoused, the five blocks of flats will be demolished and work will start on the new surgery.

Arbourthorne Fields redevelopment
On 22nd October 2008, the Council's Cabinet approved a report recommending the clearance and demolition of 341 Finnegan '5M' properties and 81 T-Type properties, to make way for new and improved housing in Arbourthorne.
The report also asked for permission to begin procuring a Developer/RSL partner, who will build the new housing and designated Older Person's accommodation.
These recommendations came from the masterplanning exercise that took place in the area between 2004 and 2005. The Masterplan recommended the demolition of these 422 properties to make way for new housing, including family housing and Older Person's accommodation, as well as improvements to open space in the area.
Rehousing on Phase 1A of the scheme has now begun, and all residents on this phase should shortly be receiving a home visit from the Sheffield Homes Stock Reduction Team, who will give them help and support throughout the rehousing process.

Daresbury site
We are currently working to procure a Developer to build approximately 40 new houses on the existing cleared site on Daresbury Road. The new properties will predominantly be family homes for private sale, however there will be some 'affordable' homes, available through a shared ownership scheme.
The aim is to improve housing choice in the area, as part of the regeneration programme for Arbourthorne.
East Bank Road Streetscape Improvements
A programme of environmental improvement is ongoing across much of Arbourthorne. This involves creating carriage crossings, in-curtilage hard standings and new boundary treatment,s mainly funded by Transform South Yorkshire. Alongside this, some verge-hardening has taken place to further improve the appearance and safety of the area.
In consultation with residents, some tree planting has taken place to create a greener estate.
This work follows recommendations from the 2005 WAMP masterplan to make environmental improvements for a safer and more attractive Arbourthorne.
