How much can I buy my property for?
When buying a property from us you will be buying it for less then you would on the open market. This is because you receive a discount on the property. The property is valued at market value and the discount is worked out depending on how long you have been a Council tenant.
Market value
Our valuer will value your property as if it were on the open market, disregarding any improvements you have made to the property. We are unable to give you a valuation for your property until you apply for the Right to buy but if you would like to know the value of properties in your area you can visit Property Today.
Discount
You are entitled to a discount on your property when you buy it from us. This discount is based on how long you have been a council tenant and whether you are buying a flat/maisonette or a house/bungalow.
Flat/Maisonette
You get a discount of 40% then an extra 2% for every year you have been a secure tenant. This is up to a maximum of 70%, but this cannot be any more than £24,000. This is the maximum amount of discount we are allowed to give in Sheffield.
House/Bungalow
You get a discount of 30% then an extra 1% for every year you have been a secure tenant.
This is up to a maximum of 60%, but this cannot be anymore than £24,000. This is the maximum amount of discount we are allowed to give in Sheffield.
If you would like to talk to someone about the valuation of your property or the amount of discount you will receive, you can contact the Home Ownership Team.
