Housing Association Accommodation

Housing Associations are independent, non-profit making organisations funded by the Housing Corporation, money raised in the Private Sector and the Local Authority. They are regulated by the Housing Corporation in accordance with its guidelines.  Housing Associations charge affordable rents and usually offer an "assured" tenancy which provides considerable protection.
 

What sort of properties do they have?

There are around 15 Housing Associations in Sheffield. They vary in size, and some manage hundreds of properties.  The largest Housing Associations in Sheffield include South Yorkshire, Northern Counties and Places for People Homes.  Others are smaller and some tend to specialise in types of accommodation, e.g. for particular age groups or particular client groups. Housing Associations have a variety of accommodation (usually unfurnished) including houses, flats, bungalows and elderly people's sheltered properties.
 
Housing Associations also offer affordable homes for sale, to help people get on the property ladder who otherwise may not be able to do so.  For more details about these schemes, including those currently available in Sheffield, visit the Affordable Housing section.

How Do You Apply For Them?

There are two ways of applying for these properties:
 
  1. By applying directly to the Housing Association - each has its own waiting list and way of allocating their homes.  If a Housing Association has taken over housing stock which was previously owned by the council (stock transfer) generally they do not have their own waiting lists. To be considered for stock transfer properties you would need to register on the councils own housing waiting list, there are some exceptions to this.  You need to ask individual Associations to send you an application form.
     
  2. By bidding for any Housing Association properties offered to the Council for nominations, which will be advertised through the Property Shop (a section in the advert indicates if the Landlord is a Housing Association).  Housing Associations' rules concerning the size of household that is eligible for various types of property often differ from those of the council.  Careful attention should therefore be paid to the advertised details regarding eligibility when bidding for their properties.  Checks will be made for debts owing to the housing service, and the Housing Association would also make its own checks in relation to any history of debt etc. and may request the 1st weeks rent in advance. If you are successful in obtaining a Housing Association property by means of a nomination from the council, your application on the council's housing register will be cancelled.
