Despite the current housing market downturn, affordability remains an issue for many people who find themselves priced out of the housing market in Sheffield.
 
As a local authority, we are unable to control house prices, but we are committed to increasing the supply of affordable housing for people who are unable to buy or rent suitable property on the open market.

Affordable Homes for Sale

Affordable homes for singles, couples, families and older people are being built in a variety of areas in Sheffield. Homes are built by Housing Associations or private developers to high quality and environmental standards, normally supported by central government funding. Affordable Options for Buying - Finance Arrangements

There are various ways in which affordable housing is made to be affordable. Most of these financial arrangements involve some form of shared ownership, in which the purchaser will buy (normally using a mortgage) a proportion of the value of a property, say 50%, then pay rent or get an equity loan on the other 50%. These arrangements are generally supported by government funding and are designed to help people who would not otherwise be able to buy. Affordable Homes for Rent - Information & Contacts

Not everybody wants to buy. Homes at affordable and controlled rents are available though Housing Associations and Sheffield Homes (the management company for Sheffield council homes). People who would like to buy, but not straightaway, may be interested in the Rent-to-Homebuy scheme which involves renting a property at an affordable rent with a view to buying it later on. Details of this scheme are available on our Affordable Options for Buying pages.
 

Affordable Housing Policy for Developers

The current Interim Planning Guidance gives a target of 30% - 40% affordable housing on all private developments of 15 units or more. What We are Doing to get More Affordable Homes Built

New affordable housing for sale and rent is being built all over Sheffield. We are achieving this by
  • working in partnership with Housing Associations to use central government grant funding to build houses for rent or shared ownership
  • through the planning process; by requiring private developers to make part of their new developments affordable for rent or shared ownership.
