The Woodburn Business Centre is a purpose built site consisting of 27 workshop and office units.
The Centre has excellent transport links, with easy access to the M1 and a tram stop adjacent to the premises.
Housed on the first floor offices are centrally heated and facilities include communal kitchen and toilet provision. Electricity is individually metered to each office, but charges for heating will be invoiced on a pro-rata basis and will be charged separately by the Licensor on a quarterly basis.
Licence
Units are licensed on a monthly basis. A month’s Licence charge is required as a bond, which must be paid before occupancy. A further bond to cover heating provision of £50.00 is required in respect of the offices. Payment of monthly charges is to be paid by Standing Order no later than the first day of each month. An administration charge of £150 is also payable on the signing of each lease.
The Licensee shall be responsible for the maintenance and upkeep of the interior of the premises including doors and doorframes, windows and window frames.
Offices
Office 15 approx. 115 sq ft £140pcm
Office 17 approx. 202 sq ft £215pcm
No VAT is chargeable on the above prices.
All office units are carpeted and gas central heating is provided. Communal kitchen and toilet facilities are situated on the first floor.
Heating, lighting and business rates, etc., are not included in the above. Service charges to include heating charged quarterly pro-rata. Electricity supply is individually metered to each office (and is the licensees’ own responsibility)*. All offices are alarmed through the central system. *Except offices 15 & 20.
