The City Council will be responsible for external and structural repairs and external decorations including the roof, walls and main beams, and for all communal drains, rainwater pipes, surface water gullies, access road, hardstanding and landscaped area.
Services
Electrical, gas and water supplies are provided to the unit, and the occupier may install any metered electrical and gas fittings required to his own requirements.
Service Charge
The service charge will be payable for the costs incurred in the lighting, maintenance, repair and caretaking of common areas and facilities within the Development, and for the external decoration of the premises. The service charge is apportioned on the basis of the floor area occupied by each unit relative to the total floor area of the Development, and for this financial year is £404.
Costs
The ingoing tenant/lessee will be responsible for all costs incurred by the City Council in relation to the letting.
For a quarterly tenancy the ingoing tenant will pay an administrative charge of £400 plus stamp duty, and the costs of producing plans currently charged at £100. All of these costs are payable prior to taking occupation of the premises.
For a longer term lease the ingoing lessee will pay the City Council’s legal fees of £400 plus stamp duty, plan preparation costs of £100, and a premium of £150 which is payable prior to taking occupation of the premises.
